Water Damage Restoration: Burst Supply Line in Ironbound Basement
The supply line to a washing machine let go at 11 PM on a Saturday while the homeowners were in the Poconos. By the time they got back Sunday evening, water had migrated through the finished basement, soaked the LVT flooring, and wicked 18 inches up the drywall. We got the call at 6:47 AM Monday, had a crew on-site in Newark by 8:15 with Phoenix 200 HT dehumidifiers and Dri-Eaz air movers. We set up a psychrometric drying plan, removed the non-salvageable LVT, and injected dry air into the wall cavities with Injectidry hoses. Four days of documented moisture logging later, the framing read 12% and the drywall was at 0.4 pounds per square foot. We delivered the written scope for reconstruction, the homeowner’s adjuster approved it Tuesday, and we had the basement back to finished in nine days total. The photo record from first arrival to final walkthrough ran 147 images.
Mold Remediation: Attic Infestation in Forest Hill Victorian
A real estate inspection flagged “suspected microbial growth” in a Forest Hill attic three days before closing. The buyers wanted out. The seller called us for a second opinion on the inspector’s report, which we provided free under Haven Standard policy. We found active mold on 60% of the plywood sheathing, caused by a bathroom exhaust fan dumping moist air into the attic for what looked like years. We contained the attic with negative air pressure, HEPA-vacuumed the sheathing, applied antimicrobial to the porous framing, and installed proper soffit intakes and a ridge vent to fix the vapor pressure differential that caused it. Post-remediation air sampling came back below outdoor spore levels. The closing happened nine days late instead of not at all. The seller got the photo record, the lab report, and our 365-Day Done Right Promise in writing.
Fire & Smoke Damage Restoration: Kitchen Grease Fire in Weequahic Duplex
Grease fires leave a particular residue, protein smoke, that doesn’t look like much but smells like everything. This Weequahic kitchen had visible char on the range hood and cabinets, but the real damage was the odor that had adsorbed into every porous surface in the first-floor unit and started migrating upstairs. We wrote the scope on-site: contents pack-out, structural cleaning with alkaline cleaners for the protein residue, thermal fogging for odor, sealed primer on the framing, and replacement of the non-salvageable cabinets and countertops. The upstairs tenant’s insurance initially denied coverage for smoke damage, so we provided our photo documentation and daily logs showing vapor pressure migration patterns. They paid. Total project time was 23 days, and the owner of the duplex told us the upstairs unit smelled better than before the fire.
Storm & Disaster Restoration: Flash Flood in Dayton Section
The Passaic River doesn’t announce itself politely. This Dayton section ranch took 14 inches of water during a flash flood event in spring 2023, and it came in fast enough to float the refrigerator. Category 3 water, everything porous on the first floor was non-salvageable per IICRC S500 standards. We arrived while water was still receding, pumped the remaining standing water, and started the hazardous materials assessment same day. The scope was extensive: remove all flooded drywall to 24 inches above the water line, remove insulation, remove LVT and subfloor, HEPA clean the concrete slab, apply antimicrobial, and run dehumidification until vapor pressure differential readings stabilized. Then we rebuilt: new subfloor, new LVT, new drywall, new trim, painted to match the unaffected second floor. The homeowner’s adjuster initially scoped 12 inches of drywall removal; we documented the wicking pattern to 19 inches with moisture meter readings and got the full 24 inches approved. Written price before work started, photo record on every visit, 365-Day Done Right Promise at closeout.
Sewage Cleanup: Backed-Up Main in Lower Broadway Commercial Space
A municipal main backup doesn’t care about your business hours. This Lower Broadway retail space took sewage through a floor drain at 6 AM on a Thursday, three hours before opening. The owner called us at 6:22, got a live person, and had a crew arriving by 7:45 with full PPE and extraction equipment. We documented the Category 3 contamination with photos before touching anything, removed the affected LVT and base cove, extracted from the subfloor, applied antimicrobial, and set up dehumidification and air scrubbing with carbon filtration for odor. The critical path was speed: every day closed was revenue lost. We had the space sanitized and cleared by Saturday morning, with a written scope delivered Friday afternoon for the reconstruction phase that started Monday. The owner’s insurance covered business interruption because our documentation showed exact hours of closure tied to the municipal incident report.
Biohazard & Crime Scene Cleanup: Unattended Death in North Ward Apartment
This is the work nobody plans for. A North Ward property management company called us for an unattended death in a second-floor apartment that had gone undiscovered for several days in summer heat. We dispatched a biohazard-certified crew with full PPE, established a three-zone containment, and removed all affected porous materials: carpet, pad, subfloor in the immediate area, drywall to 24 inches, and insulation. We treated the remaining structure with enzyme cleaners and hospital-grade disinfectant, then ran ozone for odor. The property manager needed documentation for their insurer and for the estate’s executor, so we delivered a 200-image photo record, waste manifest for the biohazard disposal, and a written clearance statement. The apartment was rentable 11 days later. We don’t advertise this service loudly, but we’re available for it 24 hours a day, and we treat it with the same written-price, documented standard as every other job.
